With all the resources available to homebuyers these days it is now wonder that buyers are beginning to prefer to begin their home shopping on their own. At the Hedquist Real Estate Team we feel this independence should be rewarded. A great deal of time is used by an agent showing homes to perspective buyers. As buyers have now taken on this task we want to give something to them for their effort in the form of a Buyer Rebate.  Our cash bonus program is based on your ability to search and find properties that are currently on the market and that appeal to you. This reward does not in anyway reduce our responsibilty to act as your adviser in providing expert advice and guidance, submitting offers, negotiating the deal and handling all of the details of the closing. Of course it goes without saying that you must use our agents for the deal and the deal must finalize and close.

Your incentive is calculated as 20% of the selling office commission received as a result of a finalized transaction.

The following example show the potential savings from our cash rebate program compared to the traditional 2.5% and 3% buyer agent’s commissions:
- $200,000 Sales Price
- 3% Traditional Commission to the buyer’s representative = $6,000
- 20% Rebate to the Home Buyer = $1,200
The funds from the Buyer Rebate Program are provided at closing and applied to the buyer side closing costs.

Buyer Rebate Disclosures
Our Cash Rebate Program is available only to buyers who close escrow/proceed to final settlement with an agent from The Hedquist Real Estate Team of Future Home Realty acting as their sole and exclusive agent in the purchase of real estate. Unlike other rebate programs we do not limit the rebate based on selling price of the property you are buying.  The amount of rebate is determined in the rebate agreement and is a calculated as a percentage of the selling agent broker commission actually received by Future Home Realty at the close of escrow for representing the buyer related to the transaction. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other financial and non financial incentives above and beyond the selling agency commission. Any such bonuses or other additional financial l incentives are separate and apart from the selling agency commission actually received by Future Home Realty and is not included in this rebate offer or any other bonus or other additional incentive monies paid to Future Home Realty over and above the selling agency commission.  The amount of the selling agency commission received will vary on individual properties. The rebate will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement. In the case of an IRC �1031 Tax Deferred Exchange (“Exchange”), the party named as the “buyer or borrower” is the Qualified Intermediary (the “Exchange Company”) and the rebate will be paid or credited to the Exchange Company for the benefit of the party conducting the exchange (the “Exchanger”). All buyers, or in the case of any Exchange, the Exchanger must sign a Rebate Agreement before any rebate will be issued.  There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional. Offer subject to conditions, limitations, exclusions, modifications, and/or discontinuation without notice. If within a 6 month period, a customer both buys and sells real property through The Hedquist Real Estate Team of Future Home Realty, the customer is eligible to receive an additional rebate of up to five percent (5%) of Future Home Realty’s commission for representing the buyer in the case of a purchase. The additional rebate will be applied to the second of the two transactions to close escrow or proceed to final settlement. See your agent for details.
